Spring is here and I have received several requests this month for spring cleaning referrals - house cleaners, window washers, carpet cleaners, power washers, painters and tree removal to name a few. Home maintenance is always a noteworthy topic and one I revisit often when preparing homes for market. There are advantages to staying up on your home maintenance even if you do not have plans to sell, so below you will find my list with referrals.

Exterior Paint, Pest Repairs, Roof Maintenance and HVAC Service are beneficial for the life of your home and can prevent larger repairs or system failures. When selling a home, a consistent repair timeline can also save you the expense of pre-inspections and give prospective Buyers the sense that your home has been loved and well-cared for.
There is one particular home maintenance item that has surfaced in Gold River this season: removal of moss from our roofs. In real estate, roof maintenance is one of the most negotiated items. However, I have chatted with many roofers over the years about roof reports that identify "moss on the roof" as a maintenance item and I do want to share - this is rarely negotiated and often considered cosmetic. I have seen exceptions where roofs were at the end of their life and moss was just another symptom of damage to the moisture barrier. In most cases, roofers have discouraged clients from removing the moss, as it can cause more damage to the roof. Nonetheless, if you are not a fan and want to get it cleaned up (or the HOA requires it), there are a few options to consider: No Moss Softwashing or over the counter chemical cleaners that can be sprayed on the roof to kill growth and prevent future growth.
