The Real Estate market got a little wonky around the election and the holidays, but everything is pointing towards a traditional spring rush. Over the years, I have come to understand that people want to know the value of their home - especially when things get wonky. Below you will find links to sales data from the second half of 2025 broken up into different categories:
If you didn't find what you are looking for in these reports, feel like your home sits outside the comparable sales, are not a data person, or would just like to chat numbers, just reach out. Also if you are planning ahead and considering renovations this year, check out 2133 Campton and 11716 Hollenbeck - same floor plan, closed within 30 days of each other, but with a $150,000 difference in sale price (see Non-Powell Homes over 2,500 for photos). There is always a big swing in price from remodeled product to original finishes, but these leave no doubt that some maintenance and remodeling can really increase the value of your home. Knowing what to do and how much to spend is still the challenge, which leads to my next topic - planning your maintenance and renovations.
A few overarching guidelines when planning your remodel, if you hope to stay in your home for at least 10 years, choose the finishes that you will most enjoy. Often people worry too much about the value of a renovation when they have no plans to move. Even the most thoughtful remodel, can appear dated when it actually comes time to sell the home. If you are planning to sell your home in the next 3-5 years, consider what will add the most value and avoid pitfalls (like removing all the bathtubs) that might decrease your home value, require additional renovations, or lead to sales price adjustments. If you are planning to sell in the next two years, always address the necessary maintenance and repair items before you budget the fun cosmetic projects. Today's Buyers are picky and want to feel like a home is well cared for. It can be hard to make renovations that appeal to all Buyers, but every Buyer loves to hear that the HVAC system has recently been replaced. If you fall into the latter two categories and want to run your plans by me, I am always happy to share some common remodeling pitfalls and be another sounding board as you map out your project.
